EPA prepared the EIR for Lake mixed-use project for the City of Pasadena, a project that included renovation of the historic Constance Hotel and an addition with 156 rooms, new and historically rehabilitated retail spaces, and new restaurant and office uses totaling 231,000 square feet of overall development. The project is located in an area of the city poised for economic growth and the EIR received unusual praise from both members of the community and the City as a new benchmark for subsequent projects. Through the EIR process, historic evaluation found additional resources behind existing
retail storefronts that led to adoption of a historically sensitive EIR alternative as the approved project. The alternatives analysis was particularly exhaustive and included project level analyses for traffic, historical resources, air quality and utilities above and beyond that typically provided for an urban project of this scale. Completion of the first phase of the project is expected in 2012.
